Prepared for Marianne Ratcliffe, President and CEO. A read of carolwoods.org as a search engine and an AI assistant see it today, with the three things worth fixing first.
The site is well built. The story it tells machines is not.
Carol Woods already earns 841 organic keywords and 50 of them sit in positions one to three. The structure, the alt text and the LocalBusiness markup are all in better shape than most communities we review.
What the score reflects is the gap at the top of the funnel. Carol Woods has 683 keywords where Google shows a People Also Ask box and 230 where it shows an AI Overview, and it captures a featured snippet on none of them. The sixteen-question FAQ on the About Us page is doing the work and getting none of the credit, because of one line of nesting in the page's structured data.
The second gap is simpler. The first step a prospective resident must take is a monthly virtual information session, and there is no page for it.
Clean modern build, genuinely descriptive alt text on nearly every photograph, sound mobile behavior. One of the better senior living sites in the state on this axis.
Photography is served as AVIF only, with no raster fallback in the markup. Add a four-image hero carousel and a Vimeo player above the fold and the first view is doing a lot of work.
One generic Contact Us form is the only control on every page. The monthly information session that gates the Priority List has no page, no date and no registration link.
Self-referencing canonicals, unique titles and descriptions, LocalBusiness and AboutPage markup with a correct postal address, telephone and 1979 founding date.
The FAQ is marked up but nested one level too deep to qualify. Zero FAQ rich results and zero featured snippets against 683 People Also Ask keywords.
A strong accreditation wall, a named leadership team and a named board, including three resident directors. The footer Disclosure Statement PDF still carries the state handbook's template title.
Weighting: Design and mobile 20, Speed and tech health 15, Conversion path 20, SEO basics 20, AEO 15, Trust 10.
"For more than 40 years, Carol Woods has been guided by the people who call it home. Rather than relying on a traditional activities director, residents take the lead, organizing programs, running more than 80 committees, and collaborating with staff to shape community life."carolwoods.org homepage, the section headed "40+ Years of Collaborative Living"
The About Us page carries sixteen questions in valid Question and Answer markup. They are placed inside the
mainEntity of an AboutPage, so the FAQPage type never appears at the top level
of the graph. Google reads that as an AboutPage with a property it does not use, and the questions become invisible to
FAQ rich results, featured snippets and the AI Overview panel. Lifting FAQPage to its own top-level node,
or into an @graph array alongside the AboutPage, is a structural change to one JSON block, not a content
rewrite. The content is already written.
"@type": "AboutPage" ... "mainEntity": { "@type": "FAQPage", "mainEntity": [ ... sixteen Question nodes ] }.
Semrush, same domain, same week: FAQ keywords 0 and featured snippet keywords 0, against
683 People Also Ask keywords and 230 AI Overview keywords. The questions are ranking the page.
They are not winning the answer box.
Resident governance is the thing no competitor in the Triangle can copy, and it is stated three ways on three pages of the same site. An assistant asked how many resident committees Carol Woods has will pick one of the three and sound confident. A prospect comparing Carol Woods to Carolina Meadows or The Cedars will notice. Pick the number, date it, put it in one canonical sentence, and use that sentence everywhere, including in the FAQ answer that gets read aloud.
The About Us FAQ sets out the sequence plainly: learn about Carol Woods by joining a virtual information session
offered monthly on Zoom, then after attending you are invited for an on-campus tour. That session is the gate. It
appears nowhere in the navigation, nowhere in the footer, and on no page of its own. Someone ready to act on a
decision with a seven to fourteen year horizon is handed a general purpose contact form and asked to wait. An
information session page with the next three dates, a registration form and its own
Event markup would give the step a URL, a search presence and a measurable conversion.

| Window | Work | Why it comes here |
|---|---|---|
| Days 1 to 14 | Lift FAQPage out of AboutPage.mainEntity into its own top-level node, give the FAQ
its own URL at /faq, and validate in the Rich Results test. |
The content already exists and already ranks. This is the one change with the shortest distance between effort and a visible result in the answer box. |
| Days 1 to 14 | Settle the committee count. One number, one sentence, one date, applied to the homepage, the Life at Carol Woods page and the FAQ answer. | Fixing the schema without fixing the number just teaches the answer box to repeat an inconsistency. |
| Days 15 to 45 | Build an information session page: next three dates, registration form, Event markup, and a link
in both the main navigation and the footer. |
Gives the actual first step a URL and turns the sequence described in the FAQ into something you can count. |
| Days 15 to 45 | Add raster fallbacks for the AVIF photography and defer the Vimeo players until the visitor asks for them. | Protects the first view on older devices, which matters more here than on most sites given who is reading. |
| Days 46 to 70 | Write four question-led pages against the highest volume People Also Ask clusters: what a CCRC costs, Type B modified contracts, Chapel Hill and Triangle comparisons, and what resident governance actually means day to day. | 683 People Also Ask keywords is a standing invitation. Resident governance is the one of those four that no competitor can answer. |
| Days 46 to 70 | Replace the footer Disclosure Statement PDF with one whose document title reads as Carol Woods' own filing. | A prospective resident's family will open that file. The title is the first thing their reader shows them. |
| Days 71 to 90 | Stand up a monthly board-level view: organic and AI Overview share, information session registrations, tours booked, Priority List additions, and occupancy by living unit type. | Closes the loop. Everything above becomes a number a resident committee and a board can read in one page. |
| Artifact | What it is |
|---|---|
| Sample rebrand | A modernized Carol Woods homepage using your own copy, your own photography and your own palette, with the FAQ marked up correctly and the information session given a real path. |
| Operating board | A live Article 64A quarterly filing board for Carol Woods, built so a resident on a committee can read every statutory ratio without a finance background. |
| Review deck | score-deck.pdf, nine slides covering the score, the findings and the plan. |
